Change & Cancellation Policy:
Effective for all bookings made after April 27, 2024

• Standard Rate (Base Rate): May be rescheduled 30 days or more prior to arrival for a 15% administrative fee (based on the total reservation amount). Within 30 days of arrival, no rescheduling or refund is available.
• Semi-Flexible Rate: May be rescheduled or canceled 15 days or more prior to arrival one time with no fee or penalty. Between 14 days and 72 hours prior to arrival, cancellations or reschedules are allowed for a 15% administrative fee or a 50% refund (guest’s choice). Within 72 hours of arrival, no refund or change is available.
• Fully-Flexible Rate: May be rescheduled or canceled 72 hours or more prior to arrival one time with no fee or penalty. Within 72 hours of arrival, no refund or reschedule is available.

General Terms:

• Payment: Full prepayment is due at the time of booking.
• Rescheduled Stays: Rescheduled stays are subject to availability and current rates.
• Rescheduling: When rescheduling, if the new stay dates or lodging type have a higher base rate, the difference will be charged at the time of rebooking based on the same rate plan originally purchased (Standard, Semi-Flexible, or Fully-Flexible).
      • Lower-price reschedules:
                ◦ Standard (Base) Rate: If the new stay dates or lodging type have a lower base rate, the difference is forfeited (no refund or credit).
                ◦ Semi-Flexible & Fully-Flexible: If the new stay dates or lodging type have a lower base rate, the difference (after any applicable reschedule fee) will be issued as a credit toward a future stay, valid for 12 months from the original booking date.
• Rescheduled Stays: Rescheduled stays are not eligible for refunds of any kind or additional reschedules.
• Credits: Credits have no cash value, are non-transferable, and expire 12 months from the original booking date.
• No-Shows & Early Departures: Guests who do not arrive for their scheduled stay will forfeit all funds paid. Guests who depart prior to their scheduled checkout date will forfeit the unused portion of their reservation.
• Arrival Date Changes: Arrivals prior to or after the booked dates are subject to availability and may incur additional charges if the applicable rate for those dates is higher.
• Reservation Transfers & Resales: Reservations are non-transferable without prior written approval from the Summit Reservations Team. Approved name changes incur a $50 administrative fee and must be completed at least 7 days prior to arrival. The new guest must provide a valid credit card for incidentals and complete all required liability waivers before check-in can be confirmed. Reservations may not be resold, gifted, or advertised on social media, third-party sites, or any secondary marketplace. Unauthorized transfers or resale attempts may result in cancellation of the reservation without refund.

Weather, Travel, & Unforeseen Events: The Summit at Big Bend cannot provide refunds or credits for weather conditions, storms, flight delays or cancellations, road closures, acts of God, or other circumstances beyond our control. We strongly encourage guests to obtain travel insurance to protect against unexpected disruptions or emergencies.

Unfortunately, we are not able to accommodate RVs, trailers, or campers of any size. While our roads are easily accessible by regular vehicles, they include tight curves and elevation changes that make them unsuitable for towing or large rigs.

However, just half a mile away is The Bus Stop Campground — a great local option specifically designed for RVs, trailers, and campers (under 22 feet). They're wonderful friends of ours and provide a beautiful setup just minutes from us.

PETS ARE NOT ALLOWED

Violation of the pet policy is a $100 charge, per pet, per night plus damages.

We totally get it – they are part of the family! While we're big-time animal lovers as well, the National Park has a strict no-pet policy. We've noticed that this often means they have to be left behind while owners are out enjoying the park. So they end up having a less-than-fun day cooped up alone, which can lead to damages and big messes to clean up on our end.

Again, violation of the pet policy is a $100 charge, per pet, per night plus damages. Thank you for your understanding.

Check in is 3pm. Check out is 10am. Every property here is self check-in. We ask that you be mindful of the times so our housekeeping team can have the appropriate amount of time to sanitize every space.

Yes, fires are allowed (even when the county is under a burn ban).

Each property has it’s own fire pit, and firewood is provided free of charge for all guests! We kindly ask that you take only what you need so everyone can enjoy. We recommend using 3 logs per fire and one fire starter. Matches are conveniently provided inside your accommodation.

Firewood is available in the following locations:

• Section 1: Bathhouse (Domes 1-7, 11-14)
• Section 2: Outdoor Kitchen (Domes 8-10, 15-24)
• Section 3: Outdoor Kitchen (Domes 25-34)
• Caves and Casitas: Near entrances

Firewood can also be purchased at the Lajitas general store, Cottonwood general store, and the Study-Butte gas station.

Yes, we offer Wi-Fi throughout the entire property! There’s no password required, just connect to the strongest network near your unit. While our system is modern and reliable for messaging, email, and browsing, please keep in mind that we’re in a remote part of the world. Speeds may vary, especially on busy weekends, and it's not intended for large file uploads or connecting to secure office networks. That said, it’s more than enough to stay in touch, share your adventure, and check the forecast 😊

• Reservation Payment: The full reservation amount is due upon booking.
• Smoke-Free Environment: Please maintain a smoke-free environment inside all our properties. Violations will incur a $150 fee.
• Pet Policy: While we love pets, they're not permitted on the property. If this policy is violated, there's a fee of $100 per night, per pet.
• Forgotten Items: Left something behind? We can mail it to you with an additional $25 fee on top of shipping costs.
• Timely Checkouts: To prepare spaces for our next guests, please adhere to our 10am checkout time.
• Liability: While we aim for safety, we aren't responsible for lost, stolen, or damaged personal items on our premises.
• Nature's Discomforts: We're situated amidst nature's beauty, so we don't offer refunds for natural discomforts.
• Mobility: To preserve the natural landscape, some accommodations may require a walk of 20 yards or more, potentially on an incline or with stairs; if mobility is a concern, please reach out so we can best accommodate your needs

We are available from 9am-6pm 365 days a year. If you reach out to us after 6pm, we will respond to you the following morning.

No. 4-wheel drive or AWD is always recommended out here but 2-wheel drive is just fine. Sports cars are not recommended.

Our properties sit on over 1,000 acres of private, raw desert land. We invite you to explore our grounds as much as you’d like! Take a hike (or a drive) up to the Summit for epic, 360-degree views of both the National and State Parks!

The entrance to the park is 17 miles from our property.

Midland/Odessa airport is the closest airport for people to fly into. It is about a 3 ½-4 hour drive from there to our property.

Lajitas International Airport (T89) accommodates a range of private and charter aircraft, with a 6,500-foot concrete runway suitable for planes up to 85,000 lbs. Pilots are requested to provide a 24-hour notice before arrival to arrange services and ground transportation. Due to the mountainous terrain, operations are limited to daylight VFR (Visual Flight Rules) conditions. To coordinate your arrival, please contact the airport’s FBO.

This is the middle of the Chihuahuan Desert which means you might experience power outages (this includes WiFi) along with everyone else in the area. Although inconvenient, they typically do not last for more than a few hours.
Be mindful of your surroundings. It is probable that you will see a lot of wildlife out here. Please keep in mind that we are visitors in their backyard, not the other way around. We do our absolute best to provide you with a wonderful, comfortable experience. We do not provide cancellations or refunds for the discomforts of nature.
